Finding a Job in Real Estate

We get it...the idea of Real Estate is exciting, rewarding and comes with a certain amount of freedom, where you're not bound to a desk all day. You get to boot-up, dress-up and go out into the world to make millions right? Yea, yea...yea...sure you can...but first things first!


You've probably watched all the the "Property Selling" TV shows...with Agents rocking up in Bentley's and seemingly putting together the sale of a multi-million dollar property in just a few days... but the stark reality is...it takes all successful Real Estate Agents a few years of working flat-out to find their niche, building up their profile and building a client base...and not all Agents get there...



For most Agents...it's not all Bentley's and long lunches...it will be years before you get to that stage...but it can happen for those committed individuals who are determined and don't mind working around the clock, 7 Days a week, to put together those deals that set them off on a trajectory of notable success...


Real Estate Agents rarely start-off selling homes over the $1m -$2 million mark. You have to get in the pecking order. You will be tasked with targeting average homes in average areas, until you have a track record of results under your belt and be trusted to step up to those opportunities that pay the bigger commissions...


Some Agents start out in a Real Estate Associate role, and some are lucky enough to secure a base salary of between $45k - $50k + Comm (Credit Debit) while they are taught the ropes. This is the ideal way to get started, but not all Agencies have the appetite for beginners...



The average day in the life of a new Real Estate Agent will include walking the streets in their target area, handing out flyers, making 50+ Phone calls a day and attending open homes every weekend...then following up with everyone who showed up. It's how you're trained to find buyers and listings... consistency is the key!


Finding the right Agency is vitally important to becoming a successful Real Estate Agent and many make the mistake of jumping at the first opportunity they are presented...and can end up regretting it or leaving them with a tainted view of how all Real Estate Agencies operate...

It's not much different when choosing an Agency. Some Agencies are like Bentley's, some are Porsche's and some are go-anywhere Toyota Landcruiser's. You have to pick the one that suits your needs for what you will be using it for.


Finding the right Agency depends very much on you doing your homework, understanding how the Agency is structured and what training they can provide, if any. A recruiter can shortcut this process for you and pinpoint a handful of the best Agencies for you at the stage your at now.


Any established Real Estate Agent will openly tell you that the first 12 Months in Real Estate is one of the hardest things they have ever done and many put their longevity in the industry down to working along-side the right Agent or Agency Principal who guided them and spent the time to train them properly!


If you manage to get past the awkward 12 month stage...and do the ground work, the next few years have the potential to set you up for life...but if your working in an environment that doesn't cater for your needs and has no structured training in place for you...you will end up burnt-out, frustrated, broke and looking for a "Normal Job" in no time...



Most Agency Principals will also tell you...their turnover rate for new Agents to the industry is not worth the hassle and their only interested in Established Agents with a solid Track Record who understand the fundamentals of what it takes to do Real Estate...


Basically, as a Real Estate Agent... you are effectively running your own Business...and if you dont feel comfortable with unsecured income and working on Commission Only or feel confident that you can back your ability to generate your own business...then stop reading now and start looking for a normal Job! Being a Real Estate Agent is about doing it all...and you have to be prepared to get in and fight...

So what would it take to get into Real Estate?

The first step to finding a role in Real Estate is to get your Real Estate Certificate / Licence.

We cannot help you otherwise.


There are many providers, but reputable ones that take the time to work through your certification with you are rare. We recommend Validum Institute (www.validum.edu.au).


Although many people want to get into Real Estate, the reality is, it's super hard to get a start and you will have to be prepared to get a heap of knock-backs first.


If you are super determined, offering yourself up to an Agency to do work experience can be a great way for an Agency Principal to see your commitment and see how you operate, usually resulting in a Job offer, if you can impress them with your commitment and relentless prospecting approach.


Sales Support Roles / PA Roles & Property Management Roles are a great options also...getting paid to learn and do the ground-work for Experienced Agents is an amazing way to break into Real Estate Sales and learn every aspect of doing the work from people who do the work...
