With a strong reputation and a high-performing team, our client is now looking for a driven and strategic BDM to accelerate growth of our residential rental portfolio.

Reports To: Director / Head of Property Management
Role Overview:
As the Business Development Manager, your primary responsibility will be to generate new residential property management leads, convert them into long-term clients, and drive portfolio growth. You will play a key role in the expansion of our agency by identifying opportunities, building relationships with landlords, and ensuring a seamless onboarding experience.
Key Responsibilities:
Actively prospect and generate new property management leads through cold calling, targeted letterbox drops, referrals, networking, digital marketing, and walk-ins
Build and maintain strong relationships with property investors, developers, landlords, and referral partners
Conduct rental appraisals and presentations with prospective clients
Prepare and negotiate management agreements and onboarding documentation
Collaborate closely with the property management team to ensure smooth handovers and exceptional service delivery
Track performance metrics and provide regular reporting on lead generation and conversions
Review & recommend relevant changes to existing fees / canvassing structure in accordance with the marketplace
Represent the agency at community events, networking functions, and industry seminars
About you:
Proven experience in a real estate BDM or similar sales/relationship management role
Current NSW Certificate of Registration or Real Estate Licence
Excellent communication, negotiation, and presentation skills
A self-starter with a strong drive to achieve targets and grow the business
Sound knowledge of the residential property market in Western Sydney, particularly the Parramatta region
Ability to work both independently and as part of a team
Professional, personable, and highly organised
